Chimney sweep logs do not sweep chimneys. They loosen some creosote - which then falls where a brush and vacuum still have to collect it.
Famco Chimney Inspection in Ventura: What to Know First
Famco chimney inspection in Ventura typically runs $189 to $389 depending on the level of inspection your flue needs, and most inspections are completed in under an hour with a written report and camera images you can see for yourself. We’re Alcott Chimney Ventura, an independent Famco service provider, and we’ve been inspecting Famco components in Ventura homes since 2002. If you own a home with a Famco damper, cap, or chase cover, or you’re buying or selling a house in Ventura and need a real estate inspection that includes Famco parts, call (559) 282-2695 and a live person will answer.

How Famco Products Fail – and How We Fix Them
- Famco top-mount dampers with rusted cable housings. We regularly see Famco dampers on older Ventura chimneys where the stainless cable has seized inside its housing. Coastal air here carries salt, and salt plus the soot that settles on the damper blade creates a corrosion point where the cable enters the housing. The damper still looks fine from the firebox, but it’s not opening fully. We replace the cable and housing assembly with current Famco parts rather than forcing a lubricant fix that’ll fail again in a year.
- Famco chase covers with failed caulk joints at the flange. The lock-formed corners on Famco chase covers handle expansion reasonably well, but the flat flange where the cover meets the chase top is the weak point. In Ventura’s dry summers followed by winter rain, that caulk line shrinks, cracks, and lets water run straight down into the chase. During a Level 2 inspection we look for water staining on the inside of the chase and rust trails below the flange. The fix is a new cover or a proper re-seal, not more caulk over old caulk.
- Famco multi-flue caps with bent or missing mesh on the windward side. Caps on the west and northwest sides of Ventura homes take direct wind off the Pacific. The expanded metal mesh on Famco caps gets hit by driven rain and airborne grit, and over time it sags or pulls away from the frame. Once the mesh is compromised, birds and embers have a path in. We replace the cap or re-mesh it depending on the age of the frame.
- Famco dampers paired with the wrong flue tile size. This isn’t a Famco manufacturing issue, it’s an installation issue we find often enough to mention. A Famco damper spec’d for an 8×13 flue gets mounted on a 9×13 tile, leaving a gap that never seals. The homeowner hears rattling, sees soot streaks at the damper edge, and wonders if the damper is bad. It’s not. It’s the fit. We verify tile dimensions during inspection and reset or replace the damper to match what’s actually up there.
- Famco stainless caps showing heat discoloration above the flue. If the cap directly over the flue opening has turned straw-colored or blue-gray, that’s not normal aging. That’s flue gases hitting the metal at higher temperatures than they should. We see this on Famco caps when the flue is undersized for the appliance, when a gas appliance has been vented into an unlined masonry flue, or when there’s a partial blockage forcing exhaust to dwell at the cap. The cap is the symptom. The inspection finds the cause.

Our Famco Chimney Inspection Process
- 1
Call or book. You call (559) 282-2695. A live person answers, asks what you’re seeing or what you need inspected, and books the visit. Before we arrive, you get the technician’s name and photo by text or email.
- 2
On-site walk-through. We look at the firebox, the damper operation, the exterior chase and cap if accessible, and anything you’ve noticed. If you’ve got a specific concern, we start there.
- 3
Camera inspection of the flue. We run a camera up the flue and record the entire pass. You’ll see the footage, not just hear a summary. Creosote, cracks, gaps, or failed mortar joints all show up on screen.
- 4
Parts evaluation on Famco components. We check the damper blade, cable, housing, cap mesh, chase cover, and flashings. If a part is worn but functional, we say so. If it’s failed, we show you why and quote the repair with current Famco parts or a quality equivalent where it’s a better value.
- 5
Written report and written price. You get photos, findings, and a plain-English explanation of what’s urgent, what can wait, and what it costs. The price is written and final before any repair work begins.
- 6
Repair, cleanup, and the 365-Day Done Right Promise. If we do the work, it’s covered by a written guarantee. If the repair fails within the coverage period, the second visit is free. No fine print games.

AfterWhat Famco Chimney Inspection Costs in Ventura
A Level 1 inspection, which covers the accessible portions of the chimney and is the right call when you’ve had the system maintained and nothing has changed, runs $189 to $249 in Ventura. A Level 2 inspection with a full camera sweep, needed for real estate transactions or when you’ve changed appliances, runs $289 to $389. If we find a Famco damper cable to replace, you’re typically looking at $145 to $275 for the part and labor depending on the damper model and access. A new Famco chase cover for an average Ventura home runs $350 to $650 installed. What moves the price: roof access, chase height, whether the existing cap is reusable, and what we find once the camera is in the flue. Call (559) 282-2695 for an exact quote, free of charge, before any work starts.
Why Ventura Homeowners Call Alcott Chimney Ventura for Famco Work
Ruben Castellano and our crew have been working on Ventura chimneys for years, including plenty of older homes up around the Eastside neighborhoods near the San Buenaventura Mission, where a Famco damper might be forty years old and the flue tile behind it is older still. We’ll tell you exactly what we found, what it means, and what it costs before anyone picks up a brush. Every technician who comes to your door is background-checked and identity-verified under the Threshold Standard, and you’ll know their name and see their photo before they arrive. We also carry DuraFlex liner systems, HeatShield resurfacing materials, and Gelco sealants, so if your Famco components are fine but the flue behind them isn’t, we can handle that in the same visit rather than bouncing you to another company.
FAQs
No, replacing a Famco damper with current Famco parts does not void any chimney warranty, and if we recommend a quality equivalent where it’s a better value, we’ll explain the trade-off before you commit. We’re an independent Famco service provider, not a warranty station, so our priority is giving you the right fix at the right price, not selling you a part number.

In Ventura’s coastal air, a Famco stainless cap typically lasts 12 to 18 years before the mesh or the weld points start to show meaningful wear. Caps on west-facing chimneys age faster because of driven salt air and wind. We’ll tell you during inspection whether your cap has years left or whether it’s time to budget for a replacement.
Yes, a Level 2 camera inspection lets us see the damper blade, the cable, and the housing from inside the flue without disturbing anything. If the damper won’t open or close from the firebox, the camera pass usually shows us exactly where the bind is before we take anything apart.
In Ventura, a seized cable usually justifies replacing the cable and housing assembly, which costs less than a full damper replacement and restores the damper to proper function. If the damper blade itself is warped or the frame is cracked, replacement is the honest call. We’ll show you the camera evidence either way so you can make the decision with your own eyes.
We typically schedule inspections within a few days in Ventura, and real estate inspections get priority because we know contracts have deadlines. If you’re seeing water stains inside the chase or smelling smoke when the damper is closed, tell the person on the phone what’s happening and we’ll get you scheduled. Call (559) 282-2695 and a live person will pick up.
